Can I get a mortgage in Spain as a non-resident?

The short answer is yes. Spanish banks do offer mortgages to foreign buyers who don't reside in the country, though the conditions differ from those applied to residents.

In my experience helping international buyers in Nerja and the Axarquía, I've found that many arrive with questions about this. It's understandable: every country has its own banking system, and what works in the UK, Germany or Scandinavia doesn't always translate directly to the Spanish market.

The key thing to understand is that financing for non-residents is a common reality, especially in coastal areas like ours, where banks have experience working with international clients.

Typical financing percentage

Here's one of the main differences compared to residents.

While a buyer who's resident in Spain can access financing of up to a high percentage of the property's valuation, non-residents typically obtain financing of between 60% and 70% of the valuation or purchase price, whichever is lower.

This means you'll need to prepare a higher initial capital: between 30% and 40% of the purchase price, plus the associated transaction costs (taxes, notary, land registry, legal fees).

These percentages aren't fixed and can vary depending on the bank, your financial profile and the type of property. Some institutions are more flexible than others, and conditions change over time according to the market.

Documentation banks typically request

Spanish banks need to assess your creditworthiness, just as your bank at home would. The difference is they must do so with international documentation.

The exact list varies by institution, but these are the documents typically requested:

  • Valid passport or identity document
  • NIE (Foreigner's Identity Number), which you'll need anyway to buy in Spain
  • Proof of income: recent payslips, tax returns, certificates from your company if you're self-employed
  • Bank statements from recent months, showing your income and savings capacity
  • Declaration of other loans or debts you have in your country
  • Official valuation of the property you want to buy (arranged by the bank itself)

If you receive rental income, pensions or investment returns, you'll need to document these too.

A practical tip: many Spanish banks will require documents in foreign languages to be translated by a sworn translator. This adds time to the process, so it's better to prepare this in advance.

Process timelines

The question almost every international buyer asks me: how long does it take?

There's no single answer, but under normal conditions, the approval process for a non-resident mortgage typically takes between 4 and 8 weeks from when you submit complete documentation until you receive final approval.

This timeline can extend if:

  • Documentation is missing or papers need translating
  • The bank needs clarification about your income
  • Holiday periods intervene
  • The property valuation is delayed

That's why it's essential to start the process as soon as possible, ideally in parallel with your property search or as soon as you've made an offer.

Some banks offer pre-approvals, which give you an idea of how much they might lend before you've found the exact property. This can give you confidence when making offers.

Organise your documentation before starting

Don't wait for the bank to ask for it. Have all your proof of income, bank statements and identity documents ready. If you know something will need sworn translation, commission it as soon as possible.

Be transparent about your financial situation

Banks will discover any loans or debts you have, so it's better to put everything on the table from the start. This includes mortgages in your home country, car loans, credit card balances, etc.

Work with a local advisor

Consider interest rates and fees
